Construction to Permanent Loans

Construction-to-Permanent Loans are one-time loans where you get all the financing through a single application. A construction loan is tricky. Some projects may demand two different loans, one for the construction and another for permanent financing. Our loan programs are effectively designed to combine the construction and permanent financing of your construction project.

One time qualification
You need to qualify for a construction loan only once and lock in the permanent rate to have up to 12 months to complete your residential construction project. You need to produce documentation only once, contrary to the usual approval process where the customer is first qualified before the builder builds the home and keeps on providing documentation to the lender until he is qualified.

Pay less and save more
You pay only interest on the money you have drawn not the entire amount. This means that your payments are less than they will be if you were paying on the principal.

Proper Disbursements
We will arrange for 4 to 6 disbursements to the builders during the course of construction. This is customizable as more disbursements can be set up on larger projects and fewer on smaller ones. We typically send inspectors to verify the work and funds are wired into the builder’s account within 3-5 days of his verification.
